Aldea Sales Statistics
As the year comes to a close, it becomes time for a look at what took place in Aldea, in regards to home sales. Currently on the market are 3 townhouses and 20 single family homes. There are currently 5 lots listed for sale.
There are 5 pending properties, 1 townhome and 4 single family homes that will presumably close in January 2015. There was only one bank owned or short sale property that closed in Aldea this year.
Below are the actual stats for Aldea, with a comparison to 2013. 2014 has been a better year inching prices moving upwards with a $3,000,000 increase in home sales. This increase, while slight, shows promise for 2015. It is expected that more homes will come on the market and that the prices will increase slightly.
I will write about Tessera’s home sales in another blog, as that market is moving more quickly than anticipated. It is expected that the next phase lots will be released in the first quarter of 2015.
The real estate market, is creeping back upward, with new construction starts increasing as well as the increase in existing home sales.

Home sales in Santa Fe County will be a slightly better than 2013.
The year started out fairly strong, but summer saw a slowing of sales and then a recent uptick in the fall.
“As we wrap 2014, the real estate market seems to have lost its steam and lost its momentum. Sales are not increasing and median prices are not going up. That is not a tragedy, but it certainly bears watching,” writes one realtor in Santa Fe.
Residential sales for November came in at 142, almost the same as last year, so the market is now at 1,667 residential sales through the 11 months of 2014, up just 55 from a year ago.
If the numbers hold, it would mark the fifth year in a row with more homes selling than the year before. And with interest rates still below historical norms, that bodes well for 2015.
