Resilience
Resilience is the quality that allows some people to be knocked down by life and to come back stronger than ever. Instead of failure defining them, they find a way to rise from the ashes.
Cultivating a positive attitude, optimism, the ability to regulate emotions, and the ability to see failure as a form of helpful feedback, is what makes one resilient. Even after misfortune, resilient people often develop an outlook where they are able to change course and move on.
Resilience is a practiced art, the ultimate art of living. At the heart of resilience is a belief in oneself.

When something goes wrong, do you tend to bounce back or fall apart?

- Coping with stress in healthy ways and avoiding harmful coping strategies, such as substance abuse

- Finding positive meaning in your life despite difficult or traumatic events

Real Estate Market Update
New Mexico housing sales boom, beating national trends

ALBUQUERQUE — The housing market in New Mexico appears to be booming as sales are setting records and bucking national trends.
More than 2,600 sales were reported last month to the New Mexico Association of Realtors. That is over 30 percent higher than sales recorded in the past five Novembers, said Connie Hettinga, the group’s president.
She told the Albuquerque Journal that those numbers do not account for other times of the year when the market tends to be even stronger.
The figures show year-to-date sales totaled 29,595. That is 7,000 more sales than reported for all of 2017.
Nationwide, home sales increased in November for the second straight month, but sales plummeted 7 percent from a year ago amid growing affordability pressures.
The median sales price in the U.S. last month was $257,700, up more than 4 percent from last year. Price gains have moderated in the past year, though they’re still climbing faster than the 3.1 percent increase in average hourly wages during the past year.
In New Mexico, the median sales price in November was $208,000. The year-to-date median has been $200,000 for six consecutive months, according to association CEO M. Steven Anaya
The National Association of Realtors announced Wednesday that sales of existing homes rose 1.9 percent to a seasonally adjusted annual rate of 5.32 million last month. But higher mortgage rates have caused sales over the past 12 months to plunge at the steepest pace since May 2011, when the real estate sector was still in the grips of the housing bust.
The national association has predicted that nationwide, 2018 will show a 3 percent decrease in sales compared to 2017.
The association says New Mexico is an exception to the national trends.
“The state’s economy continues to perform well, with an increase in oil and gas markets and employment in many areas,” the group said in a statement.

What If I Wait A Year to Buy a Home?

National home prices have increased by 5.4% since this time last year. Over that same time period, interest rates have remained near historic lows which has allowed many buyers to enter the market and lock in low rates.
As a seller, you will likely be most concerned about ‘short-term price’ – where home values are headed over the next six months. As a buyer, however, you must not be concerned about price but instead about the ‘long-term cost’ of the home.
The Mortgage Bankers Association (MBA), Freddie Mac, and Fannie Mae all project that mortgage interest rates will increase by this time next year. According to CoreLogic’s most recent Home Price Insights Report, home prices will appreciate by 4.8% over the next 12 months.
What Does This Mean as a Buyer?
If home prices appreciate by 4.8% over the next twelve months as predicted by CoreLogic, here is a simple demonstration of the impact that an increase in interest rate would have on the mortgage payment of a home selling for approximately $250,000 today:

Selling & Buying Real Estate in Taos
If you have been thinking about selling your home, now is probably a good time. Inventory is low and the demand for quality homes is up.
If you been looking to buy a home, you are probably frustrated with the lack of quality homes on the market at any price point.
I receive inquiries almost daily from out of town buyers who are researching homes in the Taos area. These buyer profiles are looking to live in a safe community, with a country atmosphere, small homes, with flexible spaces. They are wanting to move to the area, but can’t find the properties that offer amenities that don’t include huge HOA fees. They want walking trails, localized eateries, a small grocery store, community activities and a sense of neighborhood. The are either downsizing their home and retiring or wanting a second home. They are wanting to go smaller, but the quality of their lifestyle and home features are upscale. “Does such a community even exist?” they ask. In the coming months, I will be featuring such a community.
Home Decor Insights
The 2019 Color of the Year Is…
Expect to see more coral hues in home design next year. Pantone, the corporation known for its paint forecasts, unveiled “Living Coral” as its 2019 Color of the Year. The color, an orange shade with golden undertones, embodies “warmth and comfort,” Pantone says.
Living Coral can make a bold statement as an accent color, and forecasters expect to see it in more shag rugs, cozy blankets, and upholstery to “create a warm, comforting, and nurturing feeling in the home.”
“With its ebullient nature, Pantone’s Living Coral adds a dramatic pop of color to any room setting, whether in decorative accessories, tabletops, or on the wall,” Pantone said in a statement.
Living Coral succeeds Pantone’s 2018 Color of the Year, Ultra Violet.
Other paint companies have been offering their picks for the 2019 Color of the Year. Behr chose a rich, bluish hue called “Blueprint,” while Sherwin-Williams chose “Cavern Clay,” a warm terra cotta color.
Aeowyn’s Dog Treats
Aeowyn is our 15.1 year old apricot standard poodle, retired service dog, Comet Studios visionary, Kachina Mountain Realty office receptionist and CFO (Chief Fun Officer).
Aeowyn is the inspiration for this dog treat recipe book. Her enthusiasm and her keen intense interest while we cook, has greatly encouraged our recipe development. While she loves to watch us cook, she prefers to taste test everything. We have confined her taste testing to vegetables, fruits and dog treats. She prefers not to share her treats or her toys, being that she is our “only” dog.

Oatmeal Cheese Treat Crisps
- 1 cup rolled oats, uncooked
- 1 cup wheat germ
- 1/2 cup powdered milk
- 1 cup cornmeal (blue if you like)
- 3 cups flour: whole wheat flour, rice flour, or almond flour, etc.
- 1 -1/2 – 1-3/4 cup organic beef or chicken broth
- 4 ounces (1 cup) grated parmesan cheese
- 1 egg, beaten
- 1/3 cup coconut oil or olive oil
Method
- Preheat oven to 350° F.
- Mix dry ingredients in a bowl. Beat egg, add in olive oil & add cheese. Mix all ingredients until thoroughly combined. Add broth to combine the ingredients. Add more liquid if needed. Divide into 4 balls. Chill the dough for a few hours.
- Roll out dough ball between parchment paper, 1/8” consistent thickness in rectangular shape to fit baking sheet. Discard top parchment paper. Transfer rectangular shaped dough with the bottom parchment paper to baking sheet. Use pizza cuter to cut dough in parallel strips to create a checkerboard of 1” squares.
- Bake 35 minutes until no longer soft, slightly brown, not burnt. The crisps should be crunchy. If you prefer a softer treat, bake for 25 minutes. Remove from oven and cool.
- These treats are a bit thicker than the thin crisps & are very tasty. Some dogs cannot tolerate dairy. Recipe makes enough treats to fill a 3 quart storage container with some to share with dog friends. You can keep the dog treat crisps up to 1 week at room temperature in an airtight container or in the refrigerator for up to 4 weeks.

These treats are very tasty. “These treat crisps taste great after a romp in the snow!” ~ Aeowyn
Aeowyn loves watching me make her dog treats. She “snoopervises” the whole process from start to finish. She tests every batch after the treats are removed from the oven and cooled.
Posing with her treats is the least favorite part of the process, as she is anticipating eating all of them at once. She can get rather bored with the photo shoots unless she is rewarded for her patience.
So far she has never rejected a recipe. Her favorite treat is the one she just ate!
