Love is the Killer App or My Approach to Real Estate Transactions…
Recently I wrote a blog for the Women of Santa Fe Networking Group about how to be of service to your clients & peers. The blog is based on the book, “Love is the Killer App”, by Tim Sanders. Applying Tim’s concepts to real estate transaction is very applicable. The concept is basically implies that you need to know why you do what you do, to love what you do, share how you do it and to do whatever you do with compassion.
In my real estate business experience, I find the first step, “the why”, to be constantly evolving. I have admittedly been a real estate junky for many years with my first real estate transaction in the 1980’s. I was hooked on previewing, planning, designing, building, living & selling properties. It started out as an interest and then I was hooked. Along with my partner, John Halley of Comet Studios (he is a planner, designer, catalyst, visionary, and real estate developer) we traveled all over the western United States and Canada looking at real estate properties and in 2000 settled on buying into the Aldea development in Santa Fe. John designed the Live Work loft building we now occupy as well as designed all the yet to be built Live Work lofts around the Aldea Plaza. We were pioneers in this development because we believed (the why) in the new urbanist concepts for sustainable development. We love what we do, helping people manifest their dreams. I have focused my interest in teaching, marketing & sharing my knowledge and passion.
In keeping with the sharing concept, I am posting this blog about love in hopes that my clients will understand my approach to representing them in their real estate transactions.
What is a killer app?
It is an excellent new idea that either supersedes an existing idea or establishes a new category and benchmark in its field. It will soon become so popular that it devastates the original business model.
What is the application? Love is the killer app. “Those of us who use love as a point of differentiation in business will separate ourselves from our competitors….” … The author, Tim Sanders, points out, that this new trend in business is the downfall of the barracudas, sharks, and piranhas, and the ascendancy of nice, smart people because they are what I call lovecats….”
To quote Milton Mayeroff: “Love is the selfless promotion of the growth of the other.” When you help others to grow, you are being loving and you too will grow.
3 Steps to Thriving
- Offer your wisdom freely
- Give away your address book to everyone who wants it
- Always be human
Which equates to the following:
- Share your knowledge
- Share your network
- Share your compassion
The world is run via intangibles: knowledge, networks, and compassion…
Become a walking encyclopedia of answers for anyone who has questions.
Technology has revolutionized our world. Information is changing at light speed. Yesterday’s way of being is no longer relevant. “…Forget about today, because tomorrow is upon us.”
Other quotes from the book:
“The more people in your network, the more powerful the network.”
“When we are totally networked, we are powerful. Alone, even with all the wisdom in the world, we are powerless.”
“Without a network, knowledge is nearly useless.”
“Knowledge is your power source or your battery, but relationship is your nerve center, your processor. You get value from your knowledge, but it becomes real when you share it with your network.”
“Business education without execution is just entertainment.”
“Be distinct or be extinct.”
“Marketing is about retaining your customers.”
“Nice, smart people succeed.”

Become a brand, by Differentiation. In real estate it is location, in business it’s differentiate. Differentiate your person, product or service & you will extract a premium value. “By becoming a knowledge guru, by sharing your vast network, and by being a compassionate bizpartner you create a differentiated brand for yourself. You’re useful, you’re memorable, you’re personable.”
“Differentiation is about being different in a positive, productive manner that can sustain itself over time, and the best way to do that is to offer up your intangibles to those with whom you wish to partner- because then what you offer truly lasts.”
Relevance is part of the bizlove. Bizlove is an act of intimacy. Build relationships and be fed compassion while doing your job. Relevance us determined by the frequency with which something important appears in your life. “A good lovecat’s relevance to others is a daily one: Everyone always needs to know something new, or needs to be connected to someone new or needs an affirmation that he or she is a good person.”
Esteem is all about trust, not about being just competent as much as it is about trustworthy. “Most people aspire to be smart, sweet, generous. So when we act that way, others think you are like them.”
Awareness is something that happens when others take note of what you have to personally offer: your knowledge, your network, and your compassion. This becomes your brand. Good news travels fast on the internet.
Develop a distinctive brand in the Mind’s Eye of our bizmates and they will give you their business opportunities.
If there is a void in your business life then you should read the complete book, “Love is the Killer APP” by Tim Sanders. Go read about finding your voice, sharing your knowledge and express your compassion. To quote, the author, one more time, “The key to execution of ideas is having the tools and the attitude… Go forth and multiply the value!”
So what does this have to do with real estate?
Well, real estate needs to be marketed for sellers so that it speaks to buyers. The typical real estate marketing consists of implementing the 3 P’s: Put the listing in the MLS, Post a sign on the property & Pray. Good networking & good marketing require a strategy. I am a proponent of marketing real estate through social media, online exposure & by blogging. It is important to distinguish your home in the real estate market with an individual property website, which helps us to market your property in the online place where the most potential buyers are looking, and thus sell sooner.
Working with me at Equity New Mexico, I will research/market properties to suit your needs, negotiate on your behalf and help you manifest your dreams.
