Real Estate Market
- Home prices declined 0.77% from June to July, the first monthly decline in nearly three years, according to Black Knight, a mortgage software, data and analytics firm.
- While the drop may seem small, it is the largest single-month decline in prices since January 2011. It is also the second-worst July performance dating back to 1991.
- “Further price corrections are likely on the horizon as we move into what are typically more neutral seasonal months for the housing market,” said a Black Knight executive.
“The sharp and fast rise in mortgage rates this year caused an already pricey housing market to become even less affordable. Home prices rose sharply during the first years of the Covid pandemic because demand was incredibly strong, supply historically weak and mortgage rates set more than a dozen record lows.”
“Now, housing affordability is at its lowest level in 30 years. It requires 32.7% of the median household income to purchase the average home using a 20% down payment on a 30-year mortgage, according to Black Knight. That is about 13 percentage points more than it did entering the pandemic and significantly more than both the years before and after the Great Recession. The 25-year average is 23.5%.”
“We’re now seeing exactly that, with July’s data providing clear evidence of a significant inflection point in the market,” he added. “Further price corrections are likely on the horizon as we move into what are typically more neutral seasonal months for the housing market.”
“Prices historically rise on average 0.4% between June and July, because the market is heavily weighted toward families buying larger, more expensive homes. Families like to move during the summer, when school is out.”
“The average rate on the popular 30-year fixed mortgage began this year right around 3%, according to Mortgage News Daily. It climbed slowly month to month, pulling back slightly in May but then shot more dramatically to just over 6% in June. It is now hovering around 5.75%.” ~Diana Olick

Taos is very different than Santa Fe in many ways. With a population of 5,763 people and many surrounding neighborhoods, Taos is the 39th largest community in New Mexico. The greater Taos area is made up of several unincorporated areas and neighborhoods that separates out as if they were their own destinations or towns. Unincorporated areas around Taos have distinctive names that represent the ancient traditions of naming a place for a stream or topographic feature. Arroyo Hondo, Arroyo Seco and El Prado are all such places. These are not towns and have no political jurisdiction, they are simply places that help folks zero in on a very specific neighborhood. Within Taos itself are many such neighborhoods that may comprise no more than six “blocks.”
Selling real estate in Taos county is challenging for sellers, buyers and realtors, as the typical closing time for a property averages 90+ days, compared to under 30 days in Santa Fe. I have closed properties in Santa Fe under 20 days. There is a shortage of title companies which the realtors can work with in Taos. The back log of properties waiting to close often creates buyers to back out and leave the sellers in the same cycle for closing when the next offer comes in. Many buyers become frustrated as their lenders charge additional hold fees or back out all together. Below are some statistics that highlight the problem.
Pioneer Title
As of August 26, 2022, Pioneer Title has opened an office in Taos at 204 Paseo del Pueblo Norte, Suite A, Taos NM 87571, telephone: 866-294-4100. It remains to be seen if closing times will shorten in the coming months, but it is progress for realtors as well as sellers and buyers in Taos County.
I receive inquiries almost daily from out of town buyers who are researching homes in the Taos area. These buyer profiles are looking to live in a safe community, with a country atmosphere, small homes, with flexible spaces. They are wanting to move to the area, but can’t find the properties that offer amenities that don’t include huge HOA fees. They want walking trails, localized eateries, a small grocery store, community activities and a sense of neighborhood. They are either downsizing their home and retiring or wanting a second home. They are wanting to go smaller, but the quality of their lifestyle and home features are upscale. “Does such a community even exist?” they ask.
In the coming months, I will be featuring such a community.
If you have been thinking about selling your home, now is probably a good time. Inventory is low and the demand for quality homes is up.

The End of Summer
Wow, it has been an wet summer for weeks with almost daily rain. Everywhere from Santa Fe to Taos is so green, lush, vibrant with color. The leaves are just beginning to show signs of change. It has been cooler temps at night of 49˚ warming up to 77 in the afternoons, with thunder and rain storms. Puffy grey clouds mingle with blue skies while billowing over the mountain ranges. The crash of thunder sends Sierra (our 3.5 year old female silver standard poodle) running for “thunder treats”.
On labor day weekend, I switch over the decor to start the celebration of autumn, my favorite time of year. It’s time to add more blankets to our bed, set the timers to come on earlier and prepare for the change of season.
It is also chile season. I usually try to buy a bushel of fresh roasted Hatch chile from the vendors on Cerrillos Road in Santa Fe. The smell from the chile roasting fills the air and you start planning meals that incorporate chile in every meal.
I have to share a ranch photo where you can see for miles down the pasture. The end of summer has displayed its full beauty.

It’s been a wet, rainy summer in Taos and we have an abundance of purslane weed that has taken over the ranch. So now instead of running in the dusty dirt, she stays clean while chasing her ball. This weed is now everywhere, keeping the dust from blowing. Pursalne is an edible plant that is packed full of nutrients, vitamins, and minerals.
Sierra shows no interest in eating it, although John has snacked on it. I am just excited that I do not have to blow dry her off every time she comes in from playing out side!
I weigh & measure Sierra once a month, so here are her stats as of June 2022: 14″ collar, girth: 24″, height to shoulder: 25″ weight: 33.5 lbs.
